We run everyone's background and credit check over the age of 18. It is a $50 app fee per applicant. We also have a $150 reservation fee to hold a specific apartment for you once approved. Next step to lock in on the lease is a lease term fee. Depending on what comes back on your background and credit check it could be a $125 or $250 lease term fee.
We would be happy to go over everything with you about your application and move in processes to help make your first move as easily as possible. Make sure to have a valid photo ID and current income information as we do require that for application processes.
We have our online portal where you can easily pay online with echeck or debit card!
We will invite you to our resident portal and through there, you can set up auto payments or make one time payments with an echeck or debit card!
All residents at Lagniappe of Biloxi pay a $30 monthly community fee and a $5 monthly gate access fee. These fees help care for the shared spaces, services, and security features that keep the community well-maintained.
Community Fee – $30/month
This fee supports the upkeep of the spaces residents use every day, including the clubhouse, pool, fitness center, landscaping, and general community enhancements.
Gate Fee – $5/month
This fee helps maintain the controlled-entry systems, including the access gate, call boxes, monitoring equipment, and ongoing repairs to keep the system operating reliably.
This fee helps maintain grounds and PooPrints, which identify pet waste left around the property.

Yes, we require renter's insurance. We offer a master policy if you choose to opt in for it for an additional $75 a month.
We will assist you with setting up your Coast Electric Account. On move date, you will need to take a copy of your lease and the coast electric form to Coast Electric. If you apply prior to move date, we will email over your lease to Coast Electric for transfer of services.
We can submit your information to our AT&T rep for them to assist with setting internet or cable. We also offer Sparklight internet if you choose to opt out of AT&T.
Yes, we offer a $250 referral bonus!
Our occupancy standards are 2 heart beats per bedroom. You are allowed to have guest, but they are not allowed to exceed 4 days of occupancy in your unit. If they do exceed, we will need to add them to the lease.
Our rents are flexible, but typically for a longer lease, they do have a price difference.
We do not require security deposits. We require the lease term fee in place of security deposits.
No, we do not allow subletting at Laginappe of Biloxi Apartments.
We require a 60 written notice to vacate which you are responsible to pay throughout those 60 days, plus it is a $2000 buy out fee, plus you would forfeit any concessions given at move in.
Yes, we offer a 6-month lease, which is our shortest lease at Laginappe of Biloxi Apartments.

Amenities
We have a beauitful resort style pool with a 6,000 sq. ft deck attached to it, which includes grills, a fire place and tvs for outdoor entertatinment! We also offer parcel pending for easily accepting packages, and we have a pet park on site, a picnic and playground area on site, and we also have a built in corn hole area on site!
Pool is closed on Monday, but open 10am - 10pm Tuesday through Sunday year around. The deck is open until 10pm everyday year around!
Yes, it is first come first serve and we do offer over flow parking for boats, trailers, etc for an additional fee.
All of our apartments come equipped with full size washer and dryers in them!
All of our apartments come equipped with a full size refrigerator, built in microwave, full size range and oven, garbage disposal and diswasher!
We do not, but we can send your information to our preferred rental company to assist you in furniture rental.
We do not offer furnished apartments at Lagniappe of Biloxi.
We do not accept packages in the office.
Our gym is open 24/7!
We have standard equpment with treadmills, eliptical, bicycle, free weights and a 10 full body workout machine!
We have quiet hours between 10pm - 6am everyday. We do not have any fees for renting community spaces.
Pet Policy
Yes, we are pet friendly. We do have a maximum 2 pet per apartment policy.
For one pet, it is a $450 pet fee for the second pet would be a $250 pet fee, and we also have a $25 monthly pet rent per pet.

We are centrally located off Cedar Lake and Popps Ferry Rd. We have several options for boutiques and shops near us and also, the AJ Halloway fields for local sports leagues. We are 10-15 minute drive from Edgewater Mall and also, the Promenade area for shopping!

Maintenance
At Lagniappe of Biloxi Apartments, every home goes through a detailed make-ready process before you receive your keys. Our team completes a full inspection to identify and repair any maintenance needs, ensures all appliances and systems are working properly, and professionally cleans the entire apartment. Flooring is professionally cleaned or replaced when needed, and a final quality check is completed so your home is fresh, comfortable, and move-in ready from day one.
Yes, we offer 24 hour after hour emergency maintenances as well!
You can submit a work order online through your resident portal or call our office, and we will create a work order for you. Our maintenance team will be out within 24 hours to take care of the work order.
No, you do not need to be present but can be if you choose to.
During the day, you may present your ID to leasing office and we can unlock your apartment for you.
You may decorate! Just as long as no damage or property is left in the unit at move out.
